Location: Scarborough, Ontario
Roof Type:
Modified Bitumen Roof
Project Scope: Restoration of a 15-year-old modified bitumen roof membrane, including roof scanning, membrane repairs, perimeter and curb flashing replacement, a new cold adhesive flood coat with embedded pea stone gravel, full-coverage sheet metal flashings, and a new paver walkway for HVAC access.

PROJECT OVERVIEW

Industrial Roofing Services Limited was brought in to restore a 15-year-old modified bitumen roof in Scarborough. Rather than replacing the existing membrane, the goal was to restore the roof and address the deficiencies that had developed over its service life, with the project designed to provide the client with another 15 years of useful roof life.

The first step was to scan the roof to confirm that no saturation was present within the existing assembly. With the roof confirmed to be suitable for refurbishment, our team proceeded with fixing the flat roof’s deficiencies identified throughout the roof field.

Once the membrane repairs were completed, attention shifted to the areas most critical to maintaining a watertight roof: the perimeter and curb flashings. These details were redone before the roof field received a new cold adhesive flood coat with 3/8-inch pea stone gravel embedded into it. New full-coverage sheet metal flashings were also installed at the perimeter walls and curb flashings, completing the restoration of the roof’s protective details.

WORK COMPLETED

Our crew completed the roof refurbishment, which included:

  • Scanning the existing roof to confirm that no saturation was present
  • Repairing deficiencies identified throughout the roof field
  • Redoing the perimeter flashing details
  • Redoing the curb flashings to improve waterproofing at these areas
  • Applying a new cold adhesive flood coat across the roof field
  • Embedding new 3/8-inch pea stone gravel into the flood coat
  • Installing new full-coverage sheet metal flashings at the perimeter walls
  • Installing new full-coverage sheet metal at the curb flashings
  • Installing a new paver walkway to improve access to the HVAC units for maintenance technicians

New Roofing System Installed

  • Existing Membrane Restoration: The 15-year-old modified bitumen membrane was retained and restored rather than replaced. A roof scan was completed first to confirm that no saturation was present before refurbishment work began.
  • Roof Field Treatment: After the identified membrane deficiencies were repaired, a new cold adhesive flood coat was installed throughout the roof field. New 3/8-inch pea stone gravel was then embedded into the coating.
  • Perimeter & Curb Flashings: The perimeter and curb flashing details were redone to address these critical waterproofing areas. New full-coverage sheet metal flashings were installed at the perimeter walls and curb flashings.
  • HVAC Access: A new paver walkway was installed to provide a defined path to the HVAC units, making access easier for technicians carrying out maintenance.

Project Challenges & Solutions

1. Determining Whether the Existing Roof Could Be Restored

Before proceeding with refurbishment, it was important to confirm the condition of the existing roof assembly. Our team scanned the roof to verify that no saturation was present. With the scan confirming the absence of saturation, the existing 15-year-old modified bitumen membrane could be restored rather than replaced.

2. Addressing Aging Perimeter and Curb Details

The roof field was not the only area requiring attention. The perimeter and curb flashings also needed to be redone to establish tight waterproofing at these details. New full-coverage sheet metal flashings were subsequently installed at the perimeter walls and curb flashings as part of the refurbishment.

PROJECT OUTCOME

The Scarborough project allowed Industrial Roofing Services Limited to restore a 15-year-old modified bitumen roof rather than replacing the existing membrane. After confirming that no saturation was present, our team repaired the deficiencies throughout the roof field and rebuilt the perimeter and curb flashing details before applying the new cold adhesive flood coat and pea stone gravel.

The completed refurbishment was designed to provide the client with another 15 years of roof life. The project also included new full-coverage sheet metal flashings and a paver walkway to the HVAC units, giving maintenance technicians easier access while completing future HVAC work.
