Industrial Roofing Services Limited was contacted by a homeowner experiencing severe water intrusion, with active leaks running down their interior walls. Upon a thorough inspection, our team identified that the home’s aged modified bitumen roof was actively peeling up and failing along the perimeter. We also discovered that a previous contractor had attempted to resolve the issue by applying a surface coating over the membrane. Unfortunately, this temporary fix was also failing, allowing water to bypass the system and cause significant interior damage.

To permanently stop the leaks and protect the home’s interior framing and drywall, our team determined that patching the roof was no longer a viable option. A complete tear-off down to the structural wood deck and fully replacing the roof system was required to restore the home’s watertight integrity.

New Roofing System Installed

  • Substrate Preparation: High-quality coverboard insulation was installed directly over the wood deck. This provides a clean, smooth, and durable foundation that enhances the performance and puncture resistance of the new membrane.
  • Membrane System: 60 mil Carlisle TPO (Thermoplastic Polyolefin). Rather than mechanically attaching the membrane, we utilized a fully adhered application method. This makes sure the TPO is bonded completely to the coverboard, offering superior wind resistance, a seamless aesthetic, and highly reliable waterproofing for residential low-slope roofs.
