PROJECT OVERVIEW

Industrial Roofing Services Limited was contracted to professionally replace the roof of a large-scale, 20,000-square-foot for a busy Purolator facility. The project encompassed two distinct roof areas that were previously protected by an aging 4-ply built-up roof (BUR) and an older modified bitumen membrane that had reached the end of their serviceable lifespan.

To bring the facility up to modern performance standards, our team performed a complete tear-off to transition the building to a high-performance, 2-ply modified bitumen system. Because the facility serves as an active commercial hub, executing this heavy tear-off and delivering a watertight, durable solution with minimal interference to their daily logistics was our top priority.

Our team managed the complete replacement across both roof areas, which included:

  • Complete tear-off and removal of 20,000 sq. ft. of existing heavy 4-ply BUR and modified bitumen materials
  • Inspection and preparation of the existing structurally sloped roof deck
  • Installation of new, high-efficiency roof insulation
  • Application of a new self-adhered modified bitumen base membrane
  • Installation of a heavy-duty torched Soprema cap sheet membrane
  • Fabrication and installation of new perimeter sheet metal flashings

  • Deck & Drainage: The building featured a structurally sloped roof deck, which naturally facilitates proper water run-off. This eliminated the need for a tapered insulation package, allowing for a highly efficient installation process while maintaining excellent drainage.
  • Thermal Insulation: New flat insulation boards installed to modernize the building’s thermal performance and energy efficiency.
  • Base Membrane: A self-adhered modified bitumen membrane, which provides a strong, reliable, and watertight foundation layer.
  • Cap Membrane: Premium torched Soprema cap sheet applied over the base for ultimate weatherproofing, UV resistance, and commercial-grade longevity.
  • Edge Details: Brand new custom sheet metal perimeter flashings to ensure all roof edges and structural transitions are securely sealed against high winds and moisture intrusion.
