PROJECT OVERVIEW

Industrial Roofing Services Limited completed the condo roof replacement of a 24,000-square-foot flat roof in Aurora, Ontario. The structure featured an inverted roof assembly, originally consisting of a loose-laid EPDM membrane directly over a concrete roof deck, with insulation and river rock ballast above.

SALVAGED ROOFING MATERIALS

Upon inspection, our team determined that the existing insulation and ballast were in good condition and suitable for reuse. By salvaging these materials, we delivered significant cost savings to the condominium board while minimizing waste – aligning with our commitment to efficient, responsible roofing solutions.

WORK COMPLETED

  • Removed the existing loose-laid EPDM membrane
  • Thoroughly cleaned and primed the concrete roof deck
  • Installed a high-performance, 2-ply SBS-modified bitumen membrane system (Soprema)
  • Applied a protective separation sheet beneath the granulated cap sheet to prevent damage
  • Reinstalled the original insulation where structurally sound
  • Replaced deteriorated insulation sections with new XPS (extruded polystyrene) boards
  • Re-laid the existing river rock ballast for ballasted roof protection
  • Installed new Fabrene® vapour barrier as part of the enhanced assembly

SITE CHALLENGES & SAFETY

Access to the roof was limited and required passage through residential corridors. Our crew exercised extreme caution during material handling and foot traffic to protect interior finishes and ensure the safety of residents throughout the project.

PROJECT OUTCOME

The new SBS-modified bitumen roofing system provides superior durability, watertight performance, and long-term protection against Ontario’s variable climate. The condominium now benefits from a fully code-compliant, modern roof assembly – with extended service life and reduced risk of leaks or structural damage.
